I asked my landlord the same thing three years ago, and I still remember the conversation because the answer made me feel both stupid and relieved in equal measure. So I'm writing this out instead of texting it because the answer is longer than a thread and I want to be sure you get the whole picture before you call anyone.
The short version: your garage door isn't unlocking itself. The T-handle on the outside is actually two pieces — a handle on each side of the door, joined by a square metal rod that runs through the door. When one side of the handle wears out or comes loose, the door looks locked from outside but isn't engaged from the inside. The fix is a fifteen-dollar T-handle lock, four screws, and twenty minutes. You don't need a locksmith. You need a screwdriver and a trip to Home Depot.

Why "the door keeps unlocking itself" is almost never what it sounds like

Before I get into how to lock garage door, the first thing to understand about an overhead garage door is that the lock isn't really what keeps it closed. The lock is a backup. The actual mechanism that holds the door down is the door itself — the spring-tensioned panels that, when closed, weigh between a hundred and three hundred pounds and rest on the ground. A closed garage door with no lock at all is often surprisingly easy to lift from outside — the springs are doing most of the heavy lifting. The lock isn't a backup; on a manual door, it's the primary thing stopping someone from lifting the door open. On a door with an automatic opener, the opener's motor brake provides some resistance, but the lock still matters when the opener is disengaged or the door is left in manual mode. The lock just keeps the handle from being turned and the door from being lifted manually.
So when you say the door "keeps unlocking itself," what's actually happening is one of three things, in order of likelihood:
- The T-handle is loose on one side. The square rod that connects the inside and outside handles has worn down or come unscrewed. The door looks locked from outside (you can see the handle in the locked position), but inside the mechanism isn't actually engaging the lock bar.
- The T-handle is broken. One side has snapped off the square rod. Same symptom as above — looks locked, isn't.
- The lock bar inside the door has come loose from the latch mechanism. The handles work, but the metal bar that actually drops down into the floor track isn't moving when you turn the handle.
All three are fixable. The first two cost less than twenty dollars in parts and take less than thirty minutes. The third one needs a service call because it usually means the internal mechanism has come apart, which is more involved.
Step 1: Diagnose which one you have
Close the garage door. Stand on the inside. Turn the T-handle as if you're locking it. Listen.
If you hear a soft "thunk" or feel a clear mechanical engagement — the handle goes from loose to tight — the mechanism is probably working. Your issue is something else (maybe the door isn't closing all the way before you turn the handle, which I'll cover in a minute).
If you turn the handle and it spins freely with no engagement, no thunk, no resistance — the connection between the handle and the lock bar is broken. This is almost certainly the square rod (called the spindle in hardware-speak) being worn or disconnected.
If you can see daylight through the gap at the bottom of the door when the door is supposed to be locked, the lock bar isn't dropping into the floor track even when the handle turns. That's the internal mechanism problem.
You'll know within ten seconds which one you have. Then skip to the section that matches.
Step 2: If the handle spins freely (the spindle is loose)
This is the most common how to lock garage door failure, and the cheapest to fix. You'll need:
- A replacement T-handle lock. Universal T-handle locks for garage doors run between twelve and twenty-five dollars at any hardware store. They come in two shaft lengths (1.5 inch and 2.5 inch — measure the depth of your door before going).
- A screwdriver (Phillips head, usually).
- A pair of pliers (optional, for if the old spindle is stuck).
The replacement takes about fifteen minutes:
- Open the garage door about halfway so you can access both sides of the T-handle from inside.
- From the inside, remove the two screws holding the inside handle to the door.
- Pull the inside handle off. The square spindle should come out the back of it, attached.
- From outside, the outside handle will now be loose. Remove the two screws holding it to the door.
- Pull the outside handle off. The square spindle inside may stay in the door or come with the handle.
- If the spindle is stuck inside the door (corroded or the set screw is seized), grab it with pliers and work it out. Don't yank — just wiggle.
- Insert the new spindle through the door from the outside. The set screw should be on the outside handle side.
- Slide the inside handle onto the spindle from the inside.
- Drive the screws into both handles. Tight but not gorilla tight.
- Test the mechanism. Turn the inside handle — the outside handle should turn in sync, and you should feel the engagement.
If the new handle doesn't engage either, the lock bar inside the door is the issue, not the handle. Move to Step 4.
Step 3: If the door doesn't close all the way before you lock it
This one isn't actually a lock problem — it's a door alignment problem. But it shows up as "the lock doesn't work" because when the door doesn't close flush, the lock bar doesn't drop into the floor track far enough to actually engage.
The fix:
- Look at the door when it's "closed." Are the panels flush with the floor, or is there a gap at the bottom that the lock bar can't reach into?
- If there's a gap, look at the door tracks on either side. Are the tracks bent, blocked, or out of alignment?
- Look at the springs above the door. If one of the springs has broken, the door will be heavy on one side and won't close all the way. Broken springs are a service call — don't try to fix these yourself, they're under enough tension to kill someone.
- Look at the rollers. Garage doors have rollers at each panel joint. If a roller has come off the track, the door will hang crooked. You can usually push a roller back onto the track by hand if you can see where it came off.
For most "the lock doesn't work" complaints that turn out to be door alignment, the fix is one of three things: re-hang a roller, lubricate the tracks with silicone spray (not WD-40 — that strips the lubricant over time), or replace a bent track section. None of these are how to lock garage door problems per se, but they show up in the same conversation.
Step 4: If the lock bar isn't dropping (the internal mechanism is broken)
This is the case where the T-handle lock replacement doesn't fix the problem. You've replaced the handle and the spindle, and the handle now turns smoothly — but the lock bar inside the door still doesn't drop down to engage the floor track.
The internal mechanism is a series of metal rods and springs inside the door panels. One of those rods has either disconnected from the handle mechanism, or the spring that pushes the lock bar down has broken. This is fixable, but not as a renter DIY project. The door panels usually have to come apart to access the internal mechanism, and reassembling them correctly takes experience.
Two options:
- Call your landlord. Most leases put garage door mechanism maintenance on the landlord, not the tenant.
- Call a garage door company (not a locksmith — a garage door company). A service call for this runs between a hundred and a hundred and fifty dollars. They can usually fix it in under an hour.
Don't try to disassemble the door panels yourself unless you've done it before. The springs are dangerous. Even with the door open, the spring tension is enough to do real damage if released suddenly.
What I bought and what I'd buy again
I replaced my T-handle with a universal one from Home Depot for fourteen dollars. It's been three years. The door has stayed locked every night, through two winters and one move. The total time was twenty minutes including the trip to figure out which spindle length I needed.
If you're buying one, here's what I'd skip: anything marketed as "premium security" or "anti-pry" or anything over twenty-five dollars. The lock on a garage door is not what keeps anyone out — the door's weight does. You're buying something to keep the handle from turning accidentally, not to stop a determined thief. A fourteen-dollar universal handle does exactly that.
What I'd buy: a universal T-handle with two spindle lengths included, a screwdriver, and a can of silicone spray for the tracks (the spray is for the door alignment problem, not the lock — you'll want it eventually anyway).
